Collegiate´s fees

Once you have completed everything explained previously, congratulations, you have become an API. As a collegiate member you have a monthly fee that varies depending of your status:

 

- Active collegiate fee: 50€ per month

- Second office fee: 5€ per month
- Third and successive office fee: 12,25€ per month
- Non Active Collegiate fee: 35€ per trimester

STEPS REQUIRED TO OPEN A REAL STATE AGENT OFFICE CITY HALL :

CITY HALL:

Request and obtain an opening license.

 

REVENUE AGENCY:

Register Census of Business Persons and professionals through the form 036, where the following information is communicated to the AEAT:

»Name, DNI and tax residence

» Epigraph of economic activity tax( epigraph 721 Collegiate Real State Agent and Industry)

»Periodic Fiscal Obligations of  the business owner, that are typically the following:

a/ Quarterly VAT Statement (form 303)

b/ Quarterly declaration of personal work retentions and economic activities( form 110) in case you have direct hire employees or if you pay fees susceptible to IRPF retention.
c/ Quarterly declaration of retentions in case of being a lessee and realize the respective retentions to the landlord(form 115).
d/ Quarterly declaration of fractioned payment to the order of IRPF( form 130)
e/ Annual summaries of the afore mentioned (390,190,180)
f/ Informative declaration of those clients or suppliers with whom we have had transactions during the year that are above 3005€ including the Iva (form 347)


Books or registries necessaries to comply with the tax legislation

» Logbook of incomes and sales.

» Logbook of Purchases and costs.
» Logbook of investment assets.
» Logbook of providing funds and supplements.

SOCIAL SECURITY

1./ Register in the special regime of freelance workers, through the presentation of the printed form TA0521.
2./ Obtain the guestbook, available in the provinces labor inspection and social security.
3./ In case you have hired workers:
 Registration as a company in the Social Security system, submitting the form TA-6.
Opening Communication of workplace to the labor authority (Consellería de Economía, Hacienda y Empleo).

 


OTHERS:

» Application of COAPI´s member.

» Contracting of health and safety prevention ) if you have hired employees).
» Once you open the office is mandatory (decree 4/2013, March 26th the Government of Valencia) to have complaint forms available, as well as a visible sign notifying the availability.
» You can obtain them at the department of commerce- OMIC.
